Most people think roofs only fail because they get old. In the Valley, roofs fail because they get cooked. During our summers, the surface temperature of an standard asphalt roof can easily exceed 160 degrees. Over time, this intense thermal cycling bakes the natural oils right out of the asphalt shingles.

Here are the undeniable signs I look for when I'm walking a roof in Sherman Oaks or Encino to determine if you need a full replacement rather than just a patch:

  • The "Black Sand" Effect: Look inside your aluminum gutters. If you see a thick layer of coarse, black granules, your shingles are rapidly deteriorating. Those granules are what protect the fiberglass mat from UV rays. Once they wash away, the shingle is dead.
  • Slipping Clay Tiles: Spanish tile is beautiful and iconic to Los Angeles architecture. But here is the secret most roofers won't tell you: the clay tile itself lasts a century, but the heavy-duty waterproof paper (underlayment) underneath it only lasts 20 to 30 years. If your tiles are slipping out of place, the wood battens and underlayment have failed.
  • Deck Sagging: If I look at your roofline from the street and it looks wavy or dips between the rafters, we have a structural emergency. It means moisture has bypassed the roofing material and rotted the plywood decking beneath.

2. California Title 24: What "Cool Roofs" Mean for You

If you are replacing more than 50% of your roof (or more than 1,000 square feet), the State of California mandates that your new roof must be Title 24 Compliant. I can't stress this enough: if a contractor gives you a bid and doesn't mention Title 24, run the other way. They are going to pull an illegal, unpermitted job, and you will get hit with the fines.

A Title 24 "Cool Roof" isn't a specific brand; it's a performance standard. It means the materials we install must have highly specific solar reflectance and thermal emittance ratings. In plain English: the roof acts like a mirror for heat. It bounces the solar radiation back into the atmosphere instead of letting it absorb into your attic.
